MaxYield Cooperative is offering another condominium grain storage program. Condominium storage was offered by MaxYield for the first time in 2006 and again in 2007 and 2015. Each offering was very well received by our membership. We have only had a few Condo units exchange between Condo members. The shares traded at, or above, the original purchase price.

Each Condo investor would purchase and own one or more shares in a Limited Liability Company (one share equals 5,000 bushel) The LLC would construct and own a large storage 725,000 bu bin at a MaxYield location. As an investor in the LLC, you may deliver your storage bushels to any MaxYield location (with the exception of Kerber Milling, or Hawkeye Pride). The investor enjoys the tax benefits equal to the depreciation on the bin. You have reserved storage space, and no grain storage costs. We expect the Condo bin to have a 40 year useful life span.

Benefits of Condominium Grain Storage

  • Access to high speed grain receiving during harvest. No need to upgrade your old on-farm bins.
  • Transfer of grain quality risk to MaxYield. Don’t have to check the bin weekly in cold weather or spend $$ on electricity to keep grain in condition.
  • Deliver to any MaxYield location (not MYC end users) however, you can pull the warehouse receipted Condo grain out later and take to a MaxYield end-user or any other market (6.5 cent out charge).
  • Investors receive a tax benefit equal to the depreciation on the storage bin.
  • In many cases, MaxYield Condo storage will be a cheaper per bushel cost, compared to building a bin on your farm.
  • Grain stored in Condo qualifies for all government commodity loan programs.
  • Investment is more saleable than a storage bin built on the farm. Currently there is a ready market for Condo storage units. Past units have traded at or above purchase price. Difficult to sell farm bins.
  • Condo Grain put on warehouse receipt is protected under the State of Iowa Grain Indemnity Fund.
  • Only handle your grain one time at harvest. This is a huge time, labor, and cost savings, in addition to speeding up your harvest.

The estimated 2015 Condo Storage cost is $2.35 per bushel, onetime cost = $11,750 per 5,000 bu. unit.

Annual Maintenance Fee is only $.0575/bushel/year. Yearly warehouse receipt storage costs is over 40 cents per bushel. This equals a 5.5 year payback. Plus you get the tax benefits of depreciation. There are no other storage fees and you can empty and refill your condo unit as many times per year as you wish.
